Construction Manager/ General Contractor

As Construction Manager, Racanelli guides clients through all project phases, from fact gathering and project feasibility studies to expediting municipal approvals, budget preparation, project scheduling, procurement of supplies and the development of subcontractor assignments. As a construction manager, we are highly respected for our commitment to cost control. A guaranteed maximum price is established during the preconstruction phase, and then we perform effectively against it. We continually monitor actual vs. estimated expenses, developing cash flow forecasts, value engineering, and life cycle studies that promote maximum savings and affordability.

Racanelli can also serve as a General Contractor. We use competitive bidding and our knowledge of local suppliers to select the right subcontractors for each job. Then we supervise work at the job site to assure cost-effectiveness and the highest possible quality.

Design/Build Capabilities

Racanelli does more than manage your project – we support our clients with complete design/build services. Working with our own in-house design team or with other designers, architects, engineers and specialists, we apply advanced computer aided design technologies to facilitate effective space plans, mechanical systems engineering and interior designs. A pro-active involvement through the entire variance and approval phase is integral to Racanelli’s total design/build capability.

One Standard of Quality

The foremost priorities for each and every Racanelli project are quality control and quality assurance. The Company adheres to stringent policies and procedures to achieve these priorities. Beginning with our initial work schedule and throughout all project phases, we compile daily logs and weekly updates. A “critical path of progress” is closely followed to complete various tasks and track the delivery of materials and supplies. We monitor job progress based on general guidelines, as well as unique circumstances that require long lead times or special orders. Logs containing weather conditions, progress reports on various trades and vendors, and photographs documenting project status are all prepared and incorporated into monthly or bi-weekly project reports. These reports are presented to management at Racanelli’s regularly scheduled project meetings. During these management meetings, our executives evaluate major contractors’ activities/status, outstanding issues to resolve, change orders, allowances, and contract price status. Management remains in continuous communication with our cleints, providing detailed progress reports and updates through all phases through to project completion.
